Why make a manual into an app? Why not have it an as e-book or kindle book, or just as a piece of text? Why not have the information on a website if it is free? The answers to all are that it makes reading this 100+-page book more accessible for everybody.

The information is not on a website so that people without an Internet connection can read it. You only need the internet once - when you download it - so you can read the book offline whenever you like.

It is an app and not a book because it removes compatibility issues. You do not have to worry about being able to open the file, plus there is little chance you are going to download the file and it be hiding a virus or malware. At least this way you can be sure that the app is just an app and that you are not opening what you believe to be a PDF but what is actually a virus. It is not just a piece of text because there are screenshots and lots of pictures to look at.
